Helpful Maintenance Inspection

For the homeowner who plans on staying

  • You could use an Independent look at your home, without pressure, just advice.
  • First a visual inspection of the siding, doors, windows, caulking, flashing and paint.
  • Next step the roofing, walking the roof surface where practical. Not a roof certification but observing the overall condition, with attention to flashing, vents, skylights, chimneys and terminations.
  • Then inside to the garage, kitchen and baths; checking the GFCI’s, cupboards, drawers and doors.
  • Then an overview of the floor surface and recommendations on caulking, sealing and touch-up.
  • The electrical panel; we will observe and describe the main breaker, and grounding. I look for any over-tapped breakers, loose connections, unprotected wires, or aluminum branch circuits.
  • In the living areas we will check installed light fixtures, doors, windows, (specifically for egress) and the flooring, walls, ceilings and smoke alarms.
  • In the attics, basements, and crawlspaces where accessible we will describe the insulation. We will look for signs of moisture, biological growth and visible signs of pests and dry rot.
  • Upon completion of the inspection you will receive a color report with pictures, recommendations on repair and maintenance, as well as (1) or more licensed contractors that perform the work for you if you don’t want to attempt it yourself.
